This property is located in an area of Conway SC that was flooded. The water level reached 4 ft on the outside of the structure and two ft inside (the difference is do to the crawl space underneath the home. Owner is offering the property for sale in an “AS IS and WHERE IS” condition.

Owner has indicated to auctioneer that the relative authority in Horry County have explained to them that if the existing structure is rebuild there will be no requirement to lift the structure but if the original structure is demolished and a new structure is built then there will be a requirement to elevate the structure. Currently the property is not listed as being located in a flood zone.
Structure is fully "gutted" on inside. 3 +/- feet on walls and all flooring has been stripped to the sub floors. Walls remaining are NOT sheet-rock, they are V-joint plank wall panels (knotty pine boards)

Currently, there is no electricity running to the property, as an inspection by a licensed electrician must be done in order for the city to issue a permit to Santee Cooper to reconnect the meter.

The structure is a "shell"- there are no appliances, no toilets, no tub, no sink, and no hot water heater. There is a 5 Ton HVAC unit that was submerged by the flood waters
