We originally had the property offered in 2 lots but we have had so many people that have asked to be able to bid on the property as a whole we are now offering the whole 106 acres as Lot 3.
Which ever brings the highest dollar amount, The combination of bids on Lots 1 and 2, OR the total bid for Lot 3 will be the successful bidder.

For those of you not familiar with the Millwood community it is a nice little farming community in Williamsburg County. It is located outside of Kingstree SC but is an easy drive (1 to 1and ½ hours to Charleston, Myrtle Beach, Conway, Sumter). Williamsburg is known for its farming and hunting. With the amount of agriculture in the area the deer are large and plentiful, there are also several operations in the area that have duck impoundments that draw in all the species of ducks common in the Lowcountry.
 
Property address is 365 The Twins Rd, Kingstree Sc 29556. Property is 106.1 acres and will be offered in 2 separate tracts. Tract 1 will consist of 42.9 acres and tract 2 will consist of 63.2 acres. Please note that the aerial in this advertisement may not be exact and will be corrected when we have final survey in hand.
 
This entire property was a former tree nursery. There are multiple varieties of trees on this property that will be left at the time of sale. The land has been leveled and is well drained. The trees that are there are planted into grid patterns forming multiple roads and lanes that are tailor made for wildlife. There is a good road system through out the property as well as 3 ponds that are deep and hold fish. These ponds along with the 2 wells on the property (a 4” and a 6”) will give you all the water you need. This is the smaller of the two tracts and has no infrastructure other than the road system. The entire tract is cut into blocks with roads and trails dividing the planted trees. It does currently have its own driveway and approx. 650 ft of frontage on The Twins Rd. Rural water is available.
 
Tract 2 – 63.2 Acres. Opening bid $90,000
This tract has two barns, one is enclosed and the is a pole barn. The is also a single wide mobile home on this tract. There are 2 well, one being 6” diameter and the other being 4” diameter. There are three ponds (0.60 acres, 0.90 acres, and 1.43 acres). There is a pump house on the property that housed all of the control equipment for the irrigation systems that were used through out the property. This control equipment will be removed by owner prior to sale but is available for purchase at an additional price. Auction conducted by Brooks Auction Services. We are the sole representative for and of the seller. Buyer or Buyer’s agent to verify all facts regarding the property including but not limited to square footage and condition of home. Buyer has any and all right to conduct inspections, but any and all inspections must be conducted before bidding in the auction.
Terms of the auction will be that the property is selling “AS IS and WHERE IS”, contract will have no contingencies and closing will be in 30 days at attorney of buyer’s choice.  Auctioneer only guaranties that the property will transfer with marketable and insurable title.
2% co-op fee paid to realtors who act as buyer’s agents for the winning bidders. 10% buyer’s premium will be added to the bid price of the winning bidder to establish the sales price of the property.
