Are you heading to an upcoming real estate auction with an eye on a piece of property? Auctions are fast paced and having a strategy going in is important to give you the best chance of getting the property you want at the lowest possible price. Here are some tips for successfully navigating a real estate auction and walking away with the property you want!

  • Arrive Early: You will need to check into the auction and register your information. Arriving early will also allow you to get some additional information about the property so that you are ready once bidding begins.
  • Bring documentation: You should plan to bringyour driver’s license in order to get your bidder’s card, as well as information from your bank if you plan to spend more than $10,000 (letter of credit). Make sure that you are prepared to pay should you win the auction.
  • Review property description: Take a close look at the description(s) of the property you are interested in bidding on. The items are sold “as is” so you want to be sure that you get all of the information you can before you bid.
  • Decide on your top bid: Before the bidding begins, you should have an amount that you are comfortable bidding, based on what you feel the property is worth and your budget. Auctions are exciting and it is tempting to keep bidding even beyond the amount you are comfortable. Having a firm maximum bid will help you stay within your budget. Be sure to remember applicable taxes.
  • Ask questions: You are allowed to stop an auction and ask questions if you need to!
  • Bidding is a contract: Once you place a bit, you are bound by that bid. Your bidder’s card will have information about the terms of a bid, so make sure that you understand the terms and conditions.
